Mobile, Manufactured and Modular Homes

Mobile Homes, Manufactured Homes and Modular Homes, you often hear these terms used interchangeably.  Believe it or not, each of these are different!  While all are built in a factory and moved to their destination, they do have some distinct differences.  Let’s take a look:

Mobile homes, some call them “trailers,” are referred to as pre-HUD homes.  A pre-HUD unit is built prior to June 15, 1976.  They are built on a chassis that allows the unit to be moved.  They are built in a factory to their completeness and then delivered to their destination.  While they can then be hooked up to local utilities and in some cases put onto a foundation they are in general moveable.

Manufactured homes are also built on a chassis and are built in their entirety at the factory often in segments, and then shipped to their destination to be assembled on sight.  Each segment is generally on its own frame known as an I-beam.  The I-beams are attached to what is called a pier and post foundation and skirting is applied around the unit.  The homes when assembled must follow all rules according to the federal HUD building code such as roof load, wind resistance, thermal efficiency and over all durability.   

Modular homes are built in sections, such as one complete wall at a time, and each wall is then shipped to its destination to be assembled on site.  They too must abide by the federal HUD Code.  One of the major differences is modular homes must also abide by all state and local building codes and laws for the location they will be assembled.  Modular homes tend to be much more like your traditional, or stick-built, home where they are built on a permanent foundation and are not moveable.

Mobile homes, manufactured homes and modular homes are all beautiful homes.  And now, with a little knowledge of these homes you can choose the right fit for you.
